Are you actually local to the Westside?

We did. The 110-foot tree off I-5 at Mercedes-Benz of Wilsonville is hand-placed by our crew from lifts, and Beaverton Town Square runs 188 radial C9 lines — over 8,400 linear feet — from the clock tower out across the plaza. Both are ours, year after year.

Can you handle a big retail center, office park, or HOA?

That's our wheelhouse. We're boom-lift certified and own the aerial equipment large Westside properties need — multi-building campuses, full shopping centers, towers, and HOA common areas are routine for us.

Do you work dense, high-traffic commercial like downtown Portland?

Yes. We schedule around access windows, traffic, and tenant hours, pull the permits a site needs, and carry the insurance property managers and cities require for dense commercial work.

What if a light fails mid-season?

It's on us, not your facilities team. Permanent systems carry a lifetime materials guarantee; seasonal installs are serviced for the length of the contract. One call and we roll a truck.

How do you keep the price from creeping up?

The proposal is fixed-price with a written scope, so there's nothing to renegotiate halfway through and nothing awkward to explain to ownership, a board, or a council later.

We can't do the whole property this year — is that okay?

Completely normal. Most clients start with one signature piece — an entrance, a tower face, a centerpiece tree — then expand every season. Commercial leases can be CAM-eligible and spread the cost over time.

What's the difference between permanent and seasonal lighting?

Permanent architectural lighting installs once, hides in the trim by day, and runs from an app year-round. Seasonal is a full-service holiday display we install, maintain, remove, and store each year. Lots of metro clients run both.

Are you licensed and insured for commercial and public work?

Yes — Oregon CCB #257964, general liability and workers' comp, with additional-insured certificates on request. That's the bar for Class-A properties and Westside municipalities, and we meet it.

Who maintains everything after install?

We do. Seasonal displays are serviced all season; permanent systems get a dedicated service engineer who keeps your scenes, schedules, and software current.
