Do you work dense, high-traffic commercial like downtown Portland?

How do you keep the price from creeping up?
The proposal is fixed-price with a written scope, so there's nothing to renegotiate halfway through and nothing awkward to explain to ownership, a board, or a council later.
We can't do the whole property this year — is that okay?
Completely normal. Most clients start with one signature piece — an entrance, a tower face, a centerpiece tree — then expand every season. Commercial leases can be CAM-eligible and spread the cost over time.
What's the difference between permanent and seasonal lighting?
Permanent architectural lighting installs once, hides in the trim by day, and runs from an app year-round. Seasonal is a full-service holiday display we install, maintain, remove, and store each year. Lots of metro clients run both.
Are you licensed and insured for commercial and public work?
Yes — Oregon CCB #257964, general liability and workers' comp, with additional-insured certificates on request. That's the bar for Class-A properties and Westside municipalities, and we meet it.
Who maintains everything after install?
We do. Seasonal displays are serviced all season; permanent systems get a dedicated service engineer who keeps your scenes, schedules, and software current.
